We offer 2 different plans to help accommodate everyone both save the seller money. Plan A is a straight forward plan where the total commission is 5% at closing with no upfront money. Plan A is typical of all listing difference being it saves you 1 percent. Plan B is discussed more in depth in the following FAQ. Remember either plan saves you money.

No. It is a simple process but at any time you are welcome to call with questions.
Your home will be posted to the MLS the same as if you were listing with a traditional agent who is charging the customary 6% commission. Your listing will appear the same as all listings.
It’s up to you. The listing services require a minimum of 90 days but you are welcome to extend that time up to 1 year. You may also cancel your listing at any time.
Yes. If your home is listed with a broker it is not my intention to solicit that listing. However it is your right not to extend the listing when it expires or to cancel your listing at any time according to Agency Law Section 7, according to the Code of Ethics & Standards of Practice of the NATIONAL ASSOCIATION OF REALTORS®: “The fact that an exclusive agreement has been entered into with a REALTOR® shall not preclude or inhibit any other REALTOR® from entering into a similar agreement after the expiration of the prior agreement.”
If you decide not to sell and wish to take home off market you may do so at any time. The listing services charges $25. Now as stated earlier in the 100% GURANTEE if you wish to withdraw listing we will refer you to a top producing agent in the area. If you are not satisfied with the agent selected we will continue to help find another one.
We will refer your listing to a top producing agent in the area if you are not satisfied we will help find another and refer the listing to them. When property sales/closes with the agent we referred you to send us a copy of the HUD/Closing statement and we will refund you the listing fee of $495.

Yes. The listing service requires one or they will not take listing. I suggest 3% but amount is up to you.
You owe no buyer agent commission because there is no buyer agent. You still owe a .0075 of sales price for listing commission.
When you/we receive and offer we will go over it together. After negotiations if an agreement is reached we will help with paper work and getting to closing. I have helped negotiate thousands contracts over the past 28 years I am sure I can handle any questions that may come up.
Your number will be listed as the primary contact. My numbers will be listed because of listing requirements. Any direct buyers that contact my office will be referred to you.
While you will set the list price my office will complete a CMA/BPO for you to show what homes in area are selling for? We will give you an opinion of values and expected marketing time.
My office will help you with all the arrangements and supply any paperwork or forms you may need for closing.
I know it sounds odd but no. All the paperwork and forms needed to list your property are right here on the site and can be filled out online, emailed or faxed. If you prefer meeting at first that’s fine I am sure we can work things out.
It is not required but I highly recommend using the electronic lockbox. Each time it is opened by anyone it sends my office a message telling who showed the property and when they left. It makes it simple for my office to send you the info so you may call for feedback. Some homeowners put it on front door knob, a spindle on front porch or some prefer to keep it inside and when expecting a showing put it on porch & take back inside after showing. I suggest putting on front door knob it just makes it easier for everyone. These lockboxes are very expensive so we require a $100 REFUNDABLE deposit when returned to my office or arrangements are made we will refund you the money then. They cost me more than $100 I want the lockbox back not your money. I always remind homeowners that agents/buyers are going to have access to property. You should remove all valuables and put them in a secure place.
Yes 25 pictures is the max sometimes less is more. If possible size them at 1024×768 pixels they seem to do best. If you are not sure how to do no worries we will change.
If at times you want to change your listing, price offer bonus or any other change I will need you to email the change to my office and we will change accordingly.
